1.Preparation & Survey

2.Concept Design
Design Exploration
With a strong brief and clear understanding of your property, we begin to explore what’s possible. Through sketch studies, 3D visuals, and carefully selected reference imagery, we investigate layout options and architectural direction. This phase is collaborative and creative, offering a space to test ideas, visualise the future, and shape the project in line with your lifestyle and design preferences.
3.Developed Design
Planning & Refined Proposals
Once a preferred concept is established, we move into detailed design development. This involves refining the layout, materials and architectural features using computer-generated drawings and models. At this stage, we also prepare all necessary information for planning submission and manage the process from end to end, liaising with consultants, local authorities, and stakeholders to give your application the best possible chance of success.
4.Technical Design
Detailed Drawings & Building Control
With planning permission in place, we progress the design into a fully coordinated technical package suitable for construction. We prepare detailed architectural drawings and specifications, and work closely with structural and other specialist consultants to meet Building Regulations and practical requirements. This stage ensures everything is buildable, efficient and aligned with your ambitions.
5.Tender
Choosing the Right Builder
We support you through the contractor selection process, preparing and issuing tender documentation to a trusted network of builders. We evaluate the submissions and guide you in appointing the right team, balancing cost, quality and programme to ensure the best fit for your project.
6.Construction
On-Site Delivery
Once on site, we remain closely involved to help deliver your project as intended. We carry out regular site visits, and offer ongoing advice to resolve any queries or unforeseen challenges. Our role is to maintain quality, protect the design, and ensure smooth communication between all parties throughout the build.
7. Completion
Aftercare & Ongoing Support
Handover isn’t the end, it’s the beginning of life in your new space. We stay available long after completion to offer guidance, answer any questions, and assist with any final touches or future changes. Our commitment is to your long-term satisfaction, well beyond project delivery.
